Start by being honest and knowing what you want. As a home buyer, if you don’t really know what you want or you don’t tell your Realtor what you want, how can you expect them to find the right home for you?

A great way to be honest is to create a needs and wants list. This list should feature the non-negotiables as the needs and the things you would really like to have but may be flexible on the wants. Make sure this list is well defined and the better you have it narrowed down, the easier it will be for your Realtor to match properties to your needs and your wants.

Get Pre-Approved for Your Mortgage

A pre-approval helps you and your Realtor when you’re shopping for a home. You want to know how much you can afford to spend and a pre-approval from your lender will give you exactly what you can spend. You’ll know what you’re likely to get approved for, which means your Realtor can shop within your price range.

Now, if the pre-approved amount is higher than you want to spend, make sure you communicate this with your Realtor, too. They need to know the price range you want to shop within so they can choose the right properties to show you. Without a good budget, it’s hard for a Realtor to really figure out what you want and you could be wasting time looking at homes you cannot afford.

Realtors are very busy and they have other clients to take care of. Make sure you show respect and show up for appointments on time. Your Realtor should never be expected to drop what they are doing to show you a home. Make an appointment and show up on time.

If you make an appointment, make sure it’s marked in your calendar and set alerts if you have to. Don’t be a no show as it could make your Realtor not want to work very hard for you. If you are running late, call your Realtor and let them know so that they know when to expect you.
